What's Included in an End of Tenancy Cleaning Service in Singapore
A room-by-room breakdown of what a proper clean covers, what's usually excluded, & how pricing typically works by unit size and condition
Tired of having to guess what comes with each "cleaning" session? Here's a detailed breakdown of market-standard aspects that are typically included with each deep-cleaning session so you no longer have to sweat it when booking your next deep-clean timeslot.
What's included, room by room
The scope below is what Handovr's standard end of tenancy clean covers. Cabinet, wardrobe and drawer interiors are cleaned when they are empty.
Living, dining and bedrooms
- Floors vacuumed and mopped, including skirting
- Doors, door frames, switches and sockets wiped
- Ceiling fans and light fixtures (reachable exteriors)
- Aircon exterior and vents dusted
- Windows: interior glass, frames, sills and tracks
- Wardrobes, shelves and drawers, inside and out (if empty)
- Accessible areas under and behind furniture
Kitchen
- Hob, sink, taps and counters
- Cooker hood exterior and filter wipe-down
- Wall tiles and backsplash
- Cabinets and drawers, inside and out (if empty)
- Fridge, oven, cooker hood, microwave, washer and dryer: regular clean, with the exterior wiped and a light interior wipe-down (a full deep clean of any of these is a paid add-on)
- Floors vacuumed and mopped
Bathrooms
- Toilet bowl, cistern, basin and taps
- Shower, bathtub and showerhead
- Wall tiles, grout and floor drains
- Mirrors, glass panels and shower screens
- Counters, shelves and cabinets (if empty)
- Exhaust fan cover and light fixtures
Balcony and yard
- Balcony or yard floor and grilles (no jet-washing)
- Interior glass panels
- Sliding door tracks and window ledges
Every Handovr job also includes a free video walkthrough of the finished unit. It is recorded as a record for both you and us.
What's usually not included
Most standard cleans do not cover the items below. At Handovr, many of them can be added to your booking.
- Cleaning of walls and ceilings (spot marks near switches and doors are wiped)
- Moving heavy furniture or bulky items
- Disposal of furniture, belongings or renovation waste
- Deep cleaning of the oven, cooker hood, fridge, washer and dryer
- Furniture, upholstery, mattress and carpet cleaning
- Repairs, painting and other handyman work
- Jet-washing of balconies or external surfaces
- Pest control
- Permanent damage such as rust, etching, burn marks or deep scratches
Cleaning cannot reverse permanent damage. If a surface is scratched or burnt, it needs repair, not more cleaning.
How pricing works
End of tenancy cleaning is priced per unit. At Handovr, studio and 1-bedroom units start from $190, and the price goes up with unit size (3-room, 4-room and 5-room HDB flats, and larger condos). Your exact quote depends on the unit's condition, so we quote from photos of the unit, or from a free site visit where the job needs one.
Add-ons are priced separately, so you only pay for what your unit needs. These are our starting prices:
| Add-on | Starting price |
|---|---|
| Oven deep clean | $45 |
| Cooker hood degreasing | $45 |
| Fridge deep clean | $45 |
| Washer or dryer deep clean | $45 |
| Waste and bulky item removal | from $150 |
| Mould removal and repainting | from $300 |
| Formaldehyde removal | from $320 |

Before the cleaners arrive
To get the most out of the clean, make sure that:
- the unit is emptied of belongings, so cabinets and floors can be reached,
- water and electricity are switched on, and
- the cleaners can get in, either in person or through a key handover arranged with you.
Moving out of an HDB flat or a condo? The rules differ a little. See HDB vs condo move-out cleaning for the details, and our guide to getting your full security deposit back for what landlords look for at handover.
